It takes a team to turn an idea into reality. It takes a client with an idea, an architect to turn the idea into a plan, and a general contractor with experience and expertise to make these ideas and designs real.
Estimating
Assembly Builders believes the contractor’s involvement should begin as early as possible in the design process. We see preconstruction not simply as estimating, but as a collaborative effort between the Owner, Architect, and Builder to shape a project thoughtfully from the very beginning. By participating during the conceptual and schematic phases, we can provide preliminary budgeting, pricing guidance, constructability feedback, and value-engineering ideas while the design is still flexible. This allows the team to make informed decisions early, align expectations around scope and budget, and avoid costly redesigns later in the process.
Our approach is intentionally iterative. Initial sketches and schematic plans are reviewed to establish an early budgeting framework, followed by updated estimates as the drawings progress through permit submittal and city review. This process creates clarity and transparency for everyone involved, ensuring the project evolves with a realistic understanding of cost, schedule, and construction requirements. Just as importantly, it allows the client, architect, and builder time to develop a strong working relationship before construction begins. We believe the success of a project is often determined long before work starts on site, through thoughtful planning, open communication, and a collaborative team approach grounded in trust and shared goals.
Pre-Construction
The process starts weeks or even months before we break ground. Choices about long-lead-time items like appliances, windows, doors, and millwork must be made. This decision-making process takes time, so the schedule starts there. One of our project managers will prepare and publish a detailed schedule showing what needs to be done, when, and who needs to do it. This helps ensure that we have what we need when it’s needed.
We’ll arrange for temporary power, portable toilets, and site security. Subcontractors will be brought on board, and materials will be ordered, all so we can minimize surprises and disruptions and stay on schedule.
Construction
One of the things that sets Assembly Builders apart is the extent to which we self-perform our work. Much of the construction process—including concrete, framing, plumbing, electrical, finish carpentry, paint, tile, flooring, and landscaping—is handled by our in-house team. For specialized trades such as HVAC, roofing, stucco, and drywall, we work with a small group of trusted long-term subcontractors who have collaborated with us for years and share our standards for quality, professionalism, and communication.
This approach gives us a high level of consistency and accountability throughout the construction process. Our crews know each other well, understand how we like projects to run, and take pride not only in the quality of the work itself, but also in how we treat clients, design partners, neighbors, and one another on site. It also allows us to maintain greater control over scheduling and coordination, reducing many of the delays and uncertainties that can occur when relying heavily on outside labor.
We believe successful projects come from strong communication and daily involvement. Your project manager is onsite regularly throughout each project to help identify and address potential issues early, while the site superintendent remains engaged day-to-day coordinating crews, subcontractors, and field operations. Your project manager also oversees scheduling, budgeting, documentation, purchasing, and communication to help ensure the project remains organized and transparent from start to finish.
We use Buildertrend as our project management platform, giving clients access to a dedicated project page where they can view schedules, budgets, change orders, selections, progress updates, and weekly reports in real time.
Communication
The construction phase is where the relationship built during preconstruction and estimating truly becomes important. While construction itself is something we’ve spent years doing and refining, we understand that for most clients the process can feel unfamiliar, overwhelming, and at times stressful. That’s why we place such a strong emphasis on communication, transparency, and trust throughout the project.
We believe clients should feel comfortable asking questions, sharing concerns, and staying engaged in the process. Our role is not only to manage the construction itself, but also to help guide clients through each phase with clarity and responsiveness. When communication is open and expectations are clear, what can initially feel like a complicated and disruptive process often becomes something much more collaborative, educational, and even enjoyable.
